Property Surveys are required when a bank, mortgage lenders and prospective buyers are looking for assurance that the property condition meets its stated financial value.

Director Gavin Hogg is an AssocRICS member of the Royal Institute of Chartered Surveyors. We work in partnership with RICS affiliated companies’ providing fully detailed RICS reports based on an accurate assessment of the property condition, estimated costs for necessary repairs and to confirm its current state of repair to mortgage lenders.

On instruction of our surveying services, Inspire Design & Surveying will visit the subject property to carry out an inspection of both internal and external elements and in accordance with the RICS home survey & valuation standards.

Finally, a report will be submitted. We aim to be as efficient as possible to enable our clients to progress to the next stage.

RICS Level 2 Survey (Homebuyers’ report and valuation)

  • The RICS Level 2 Survey is designed for our clients (buyers, vendors, and owners) who are seeking a professional and objective report, based on the condition of the main elements of the property.

  • The report valuation provides an independent review and opinion on both the market value of the property and the cost of reinstatement, at the time of the inspection.

RICS Level 3

 Survey (Building Survey)

  • A RICS Level 3 Survey offers a more thorough and detailed approach in its summary and will address matters relating to each part of the building, such as the materials used, defects and remedial options.
  • The report also gives an overview for relating issues to the future maintenance of the property.
  • For those seeking a professional opinion, the RICS Level 3 Survey meets a more detailed criteria, based on an in-depth assessment of the property.
  • Further to this, the report includes an estimated summary of costs for recommended repairs.

Snagging Report (Current Purchase & New Build Properties)

  • For clients who are buying or have recently purchased a newly built home, the Snagging Report itemises defects and items of non-compliance in accordance with current building regulations.
  • All details are presented in a professional format which are available to the developers’ and your warranty provider.
  • The Snagging Report acts as a powerful overview to ensure that unfinished and insufficient workmanship is rectified within a reasonable time frame.
  • Breaches of health & safety regulations are also assessed and identified.

Structural Defect Reports

  • Following survey, our Structural Defect Report identifies existing or recently developed cracks, damaged walls, subsidence, and any movement within a property.
  • This type of report is available to prospective buyers, property owners, investors, and mortgage lenders.
